We are well into the second half 2024, so we have one last Build-to-Order (BTO) launch left!

For the uninitiated, this is the first BTO exercise implementing the new Prime, Plus, and Standard categories, replacing HDB’s longstanding classifications of mature and non-mature estates.

As the biggest launch this year, the Housing Development Board (HDB) offers over 8,500 flats during this cycle.

There are many firsts for this launch—Plus flats—the newly introduced category at last year’s National Day Rally, will be near MRT stations or town centres. These flats have a 10-year minimum occupation period, and owners must return a portion of the resale price to HDB, reflecting the additional subsidies they received.

Also, this is the first time HDB is launching the new White Flat layout—specifically in Kallang/Whampoa.

Bedok Oct 2024 BTO: Bayshore Project 1

One of the highly-anticipated BTO launches is definitely the Bayshore project—because it has a sea view!

These flats are anticipated to feature full-height windows, offering residents waterfront views for units overlooking East Coast Park and city views for those facing Bedok town.

Bedok Oct 2024 BTO: Kembangan

The last Bedok BTO is right at Kembangan MRT station!

This was announced in the Urban Redevelopment Authority’s (URA) Master Plan 2019, which mentioned the designation of a plot for a residential project.

Given its close proximity to nearby facilities and public transport, this will likely be classified as a Plus project.

Kallang/Whampoa Oct 2024 BTO Project 2

If you haven’t noticed, new BTOs in Kallang/Whampoa tend to be smaller, around 300 – 400 units, typically consisting of 2-room to 4-room flat types.

This second Kallang/Whampoa BTO project, which will house about 310 units, is near Nicoll Highway and will largely face the Marina Reservoir or Rochor Canal (nice views!).

There are also many amenities such as North Bridge Road Market & Food Centre nearby, with Lavender MRT station within close proximity (5 minutes walk)—which means that you may face fierce competition when balloting.

Plus, this is also the ONLY project piloted for the new open-concept living and bedroom space—white flats—with no partitions and beams. This is just an option; you can choose not to opt-in and still receive the standard layouts with walls. That said, the non-provision of internal partition walls will be factored into the pricing of the white flats.
